Between May and August, four notable openings landed inside city limits, one of them the largest of its kind in North America, and the pipeline through 2027 keeps pointing back here. If you already live in Chandler, the practical question is no longer where to go on the weekend. It is which of the new places to try first.
The opening that changed the math
On July 30, Seafood City opened its largest North American store inside Chandler Fashion Center, taking over the former Sears footprint. The number worth holding onto is 66,000 square feet, which puts this location ahead of the other 38 stores in the chain, including the San Diego original that opened in 1989. Some shoppers camped out the night before the ribbon cutting. For a grocery opening in the East Valley, that is not normal.
What actually sits inside that footprint matters more than the square footage. There is a seven-restaurant Filipino-Asian food hall, live seafood displays, and a bookable social hall on site. The store plans events four nights a week during its opening period and will stay open until midnight. That is not a supermarket schedule. That is a destination schedule, and it lands in a mall that is currently mid-redevelopment for its 25th anniversary.
The Fashion Center itself is not standing still. Macerich is reworking the south side near the Harkins Theatres, with Johnny Rockets slated to join the food court in early 2026 and Din Tai Fung signed for a 2027 opening. Ted's is the local sleeper. Fourth-generation owner Evan Ortolani promised the Chandler menu would add a steak sandwich to the classic à la carte lineup of three hot dog styles and more than two dozen toppings. Angry Crab Shack, meanwhile, put its Chandler location at 3033 S. Gilbert Road, operated by the Appiah family as local franchise partners. The chain now runs 15 Arizona locations with more planned this year. Two seafood-forward openings in the same summer, in the same city, is a signal about what operators think Chandler households are willing to spend on a Friday night out.
Downtown reads differently after dark
The most useful shift for a current resident is not any single new address. It is that Downtown Chandler now has enough weeknight anchors to make a walking evening make sense. George & Gather opened in March 2025 on the southwest corner of Frye Road and Washington Street, running a full seed-oil-free kitchen for breakfast, lunch, and dinner. Boutique on Boston sits a few blocks away for women's fashion. Aristocrat Coffee Roasters and Tap N Taco are next in the pipeline for the historic square. DC Heights, the 157-unit multifamily project west of the square, opened phase one in January 2024, which is quietly the reason foot traffic has been climbing.
The story of Chandler dining in 2026 is not any single restaurant. It is that residents can now string three of them together on foot in one evening.
The rhythm that makes this work is Third Thursday, the monthly street event the Downtown Chandler Community Partnership runs from 6 to 9 p.m. on the third Thursday of each month, October through May. Local artists, vinyl DJs, pop-up vendors at BlackSheep Wine Bar & Merchant, and enough interactive setups to turn Boston Street into a walkable gallery. Parking is the one piece worth planning around. The City Hall garage at 240 S. Washington St. is available any time. The Jonathan and Alexander garages are open to the public after 5 p.m. on weekdays and all day on weekends. If you are heading down for a festival, aim for one of those three before circling surface lots along Arizona Avenue.
What to actually do this month
If you have not made it to any of the new spots yet, here is a reasonable order:
- Do Seafood City on a weeknight, not a Saturday. The opening crowd will thin, and the food hall is easier to browse when it is not shoulder-to-shoulder. Give yourself an hour to walk the seafood displays before deciding where to eat.
- Pair Ted's with a Cactus League afternoon. The charcoal grill and made-to-order line are part of the experience, so plan for a longer lunch rather than a quick stop.
- Save George & Gather for a Third Thursday. Eat first, then walk over to Boston Street when the music starts at 6 p.m. That is the sequence downtown was designed for in 2026, even if nobody has written it down that way yet.
The through line across all of this is that Chandler stopped being a place people leave for a night out somewhere else. Whether that shift holds through the Din Tai Fung opening in 2027 is a question for later. For right now, the answer to "where should we go tonight" has more good options inside city limits than it did in April.
